The Potential of VRBO Properties
Tips for purchasing a VRBO property
Research your competition…thoroughly.
1. Read the reviews. What are prior guests saying?
2. Don’t assume a booked calendar means no vacancy.
3. How long have these properties been around and renting to furnished guests?
4. What is their peak season as well as their low season rate?
5. How many average nights do their guests stay? Do you want to offer something different?
6. How do the competitors comply with the HOA rules (if any)?
A cheaper property manager may not be better.
1. If the manager does not bring guests or “quality” renters you have lost in the long run. Does your manager book any reservations away from OTA’s (Airbnb or VRBO). What percentage of their guests return or are booked via a referral?
How much does it cost o moderately furnish a vacation or corporate rental?
Estimate…….. $10,000 per bedroom.
One bedroom / one bath condo =$10000
Three bedroom / two bath home = $30000
Five bedroom/ three bath = $50000 +

4 Fall Festivals WORTH GOING TO
Fall is officially here, and there is no better way to celebrate cooler temperatures than with some fun and food-packed festivals around the Valley. We have handpicked three fall festivals that every foodie can appreciate.

Mortimer Farms Sunflower Fest
Join the Fall fun 90 miles north of Phoenix at Mortimer Farms in Dewey, Arizona. The festivities will include a hay maze, rides, great food, sweets, and farm fun.
When: September 10th – September 19th (Soft Opening) October 1st – October 31st.
Where: 12907 E. State Route 169, Dewey, AZ 86327
The Info: Admission varies from $12 to $22.50, and all tickets need to be purchased online.

Chandler Chuck Wagon Cook-Off
Join the culinary fun at Chandler’s Chuck Wagon Cook-Off. This festival is one of the biggest chuck wagon cooking events in the Southwest. The 2021 event will focus on food with a back-to-basics approach with only wagon viewing and lunch meals as activities.
When: Saturday, November 13, 10:30 a.m. to 1:30 p.m.
Where: Tumbleweed Park at 2250 S. McQueen Road, Chandler, AZ 85286
The Info: All festivities will be held at Tumbleweed Ranch for a look back at western history. Appropriate social distancing and COVID-19 procedures will be in place. Details

Pumpkin Fest at the Princess
Following the end of its summer space-themed events, the Fairmont Scottsdale Princess will host its fall festival with mini carnival rides, a pumpkin patch, fireworks, and a hay maze. New this year is The Cider Orchard with flaming ciders (alcoholic and nonalcoholic), kettle corn, and caramel apples, Mystic Passage with animatronics and photo opportunities, and “The Spookeasy” at the Plaza Bar.
When: September 29th to October 31st
Where: 7575 East Princess Drive, Scottsdale, AZ 85255
The Info: Festival admission is included for overnight guests at the resort. The public can also gain admission to the festival by dining at one of the resort’s restaurants ($75 spend min. per vehicle) or purchasing parking ($72 for self-parking and four wristbands or $108 for valet and six wristbands), Purchase admission here.

Rockin’ Taco Street Festival
The 10th Annual Rockin’ Taco Fest is back on and jam-packed with fun and food. With 20 local food trucks, restaurants, and food vendors, there will be something for everyone. The festival will also include beer and margarita booths, live music, and Lucha Libre Wrestlers.
When: September 25th, 2021, from noon to 9:00 p.m.
Where: Dr. AJ Chandler Park – 178 E Commonwealth Ave Chandler AZ 85225. (Downtown Chandler)
The Info: Tickets can be purchased online and are $12 online or $20 at the door. Kids that are 12 and under get free admission. Food, drinks, and games are sold separately.
